Every environmental obligation on your site, under one contract
For data centres, logistics and other large sites with a programme to hit, we deliver biodiversity net gain, protected species, Habitat Regulations and carbon together. We secure the land before consent, and the long-term obligation stays with us.
We sign your NDA first.
- Contract
- One, for everything
- Units
- Allocated in days
- Mitigation
- Local, funded by us
- Protection
- Forever, not thirty years
Trusted by organisations that cannot afford a scheme to fail, across government, defence, health, water, energy, transport, technology and logistics.
Why one contract
A large site can have four or five environmental conditions attached, each with its own regime, suppliers and timescale. Handled separately, any one can delay the consent. Handled together, they are one contract.
What usually happens
- Biodiversity units from one supplier, species receptor land from another, Habitat Regulations compensation from a third, carbon from a fourth
- Each on its own timescale, each with a different counterparty to diligence
- Land for bespoke mitigation sought after consent, when it is most expensive and least available
- The long-term management obligation left with you or your landlord
- A consultant coordinating parties none of whom carry delivery risk
What we do instead
- One contract covering every environmental condition on the consent
- Units allocated from our register in days; bespoke land secured before you apply
- One counterparty to diligence, backed by freehold land and £56.5m of capital
- The long-term obligation held by us, in perpetuity, funded at allocation
- A named partner from first call to final monitoring report
Mitigation close to your site
We put our own capital into buying land and creating habitat near your site, rather than buying units from a distant bank because that is where the stock is.
A better price
Units in the same planning authority or character area carry no spatial risk multiplier, so the scheme needs fewer of them. Because we fund the land and the works, you pay for allocated units, not for land and works at risk.
An easier route through planning
Local mitigation follows the spatial hierarchy in the metric, so the biodiversity case is simpler to make and there is less for the case officer to query before determination.
Welcomed by the authority
Planning authorities want net gain delivered in their own area, where residents can see it and it counts towards the local nature recovery strategy.
Four requirements, one agreement
These come up on most data centre and logistics consents. We deliver all four under a single agreement.
- Biodiversity net gain
- We allocate registered units in days and create rare habitats to order where the metric demands them.
- Protected species
- We create and secure receptor land for great crested newt, reptiles, skylark, bats, badger and dormouse before the licences are needed.
- Habitat Regulations
- Where a site affects a European protected site, we design compensation to what the competent authority will accept and secure it on land we hold.
- Carbon
- We run woodland and peatland projects on our own land, verified under recognised UK codes, to cover the residual emissions your planning or corporate commitments require.
Why owning the land makes it faster
Why most suppliers are slow
They broker from someone else’s land, so every step needs a third party to agree.
Why we are not
We own more than 25 projects outright, serving 79 National Character Areas, and where nothing suitable exists we buy land and create the habitat, funded before your consent.
For nature, forever
Thirty years is the legal minimum.
Ours is forever.
A data centre or distribution hub stands for decades. A biodiversity gain that lapses at year thirty becomes a gap in the operator’s sustainability reporting. Ours does not lapse.

For your reporting
The gain you report stays real for the life of the asset and beyond, with nothing to restate at year thirty.
For your landlord and successors
We hold the obligation, on our land, so it does not pass with the building or the lease.
For nature
A reserve that stays a reserve, long after the site has been redeveloped.
How it works
We allocate units and build the bespoke mitigation at the same time.
NDA, then the site
We sign your NDA, then you send what you have. A red line and a target date are enough to start.
Day one
One schedule, every condition
Within a week you receive a single schedule showing what we meet from the register, what we create and what land we secure, with one price.
Week one
Units allocated, land optioned
Registered units are allocated immediately, and for anything bespoke we take options on land or buy it, so your application can name it.
Weeks two to six
Consent, with the evidence behind it
Your application goes in with our land and covenant behind it, and we answer the authority’s questions alongside you.
Through determination
Built to your programme and held for good
We create the habitat to your build dates and monitor it for the life of the obligation, so nothing comes back to you.
Held in perpetuity
Multi-site programmes
Operators with a pipeline of sites can put the whole programme under one framework, as Yorkshire Water did by appointing us exclusive supplier after a competitive national tender.
Pre-agreed terms
One set of legal documents is negotiated once and then called off site by site.
Priority allocation
Units are reserved against your forward pipeline, so a new site does not start from zero.
Reserved capacity
We hold land and delivery capacity against the programme for bespoke work you know is coming.
Case study: hyperscale data centre

Biodiversity mitigation for a hyperscale data centre, delivered to the programme the build required
We delivered units and bespoke habitat together against the construction schedule, and the obligation is held by us.

Biodiversity, speciesWho stands behind the obligation
- The land
- We own the land freehold, with no lease and no third-party landowner.
- The covenant
- A conservation covenant or planning obligation protecting each site in perpetuity, registered against the title.
- Responsible Body
- An independent Responsible Body or the local authority can step in if we ever fail to deliver.
- The endowment
- Long-term management is funded by an endowment set aside at allocation.
- Financial strength
- We have £56.5m of capital for land and habitat, and are rated Very Low Risk with an international credit score of A. That capital lets us buy land and create habitat before your programme needs it, and fund its management for the long term.
