Do you need off-site units?

Most developments in England must deliver a 10% biodiversity gain. Where that cannot be done on site you can buy off-site units from a registered habitat bank.

You cannot hit ten per cent on site

Your metric output falls short and there is no more space on site.

On-site delivery is not viable

Habitat costs you developable area, and the management liability stays with you.

You need certainty, quickly

Your condition is holding up commencement and you need units allocated.

You want the liability gone

Off-site units take the management obligation off your balance sheet.

For nature, forever

Thirty years is the legal minimum.
Ours is forever.

The law asks for thirty years. A habitat bank on a thirty-year agreement can go back to the plough in year thirty-one. Every one of our sites is protected in perpetuity, on land we own.

For your authority

A covenant registered against the title, so what happens after year thirty is never a question at discharge.

For your scheme

No cliff edge, no successor liability and no argument about who looks after the habitat when an agreement ends.

For nature

The habitat your units paid for is still there in a hundred years, which is the point of the policy.

How buying units works

Most allocations complete in days.

Send us your metric

Send your metric and the site postcode. That is all we need to price it.

You provide

We send you a quote

We confirm the habitat types and that our sites cover your planning authority and National Character Area, then send you a quote. You can buy the units straight away or reserve them.

Buy now or reserve

Units are allocated

When you buy, we sign the agreement and allocate the units to your scheme, from stock or created to order on land we own.

Allocated to your scheme, in writing

You discharge the condition

You receive everything your authority needs, in one pack, and we deal with any questions it raises.

  • Unit allocation certificate
  • Balanced BNG metric (Excel file)
  • A copy of our signed legal conservation covenant
  • Natural England registration confirmation
  • Direct authority support, at no extra cost

Authority liaison included

Buying for one scheme or many

Fractions of a unit

Small schemes often need less than a whole unit, so you can buy a fraction and pay only for what your metric requires.

Supply agreements for repeat buyers

If you have a pipeline of sites, a supply agreement gives you priority access to units, with terms agreed once and units reserved against the schemes you know are coming.

Habitat types we supply

From low to very high distinctiveness. Availability varies by site and changes as units are allocated.

Area units
Lowland meadow, calcareous grassland, wet grassland, rush pasture, fen and reedbed, scrub mosaic, Open Mosaic Habitat on Previously Developed Land, woodland and wood pasture.
Hedgerow units
Linear units for schemes with hedgerow loss in the baseline.
Watercourse units
In-channel and bankside units where development affects a watercourse.
Nothing in the right place?
If we don’t hold the habitat you need, we can acquire land and create it, whereas most suppliers can only sell what they already have.

What developers ask us

How do I know your units will satisfy my planning condition?

Every unit is registered with Natural England before it is sold, and you receive the documents your authority needs to discharge the condition.

How does the spatial risk multiplier affect what I pay?

Units in your own National Character Area carry no multiplier. Units further afield do, so you need more of them. Our quotes always include it.

Why do you say in perpetuity when the statutory minimum is thirty years?

Thirty years is the legal minimum. Our covenants protect every site permanently, with management funded by an endowment.

How quickly can units be allocated?

Most allocations complete within days of receiving your metric, and postcode checks are same day.

Who stands behind the obligation

The land
We own the land freehold, with no lease and no third-party landowner.
The covenant
A conservation covenant or planning obligation protecting each site in perpetuity, registered against the title.
Responsible Body
An independent Responsible Body or the local authority can step in if we ever fail to deliver.
The endowment
Long-term management is funded by an endowment set aside at allocation.
Financial strength
We have £56.5m of capital for land and habitat, and are rated Very Low Risk with an international credit score of A. That capital lets us buy land and create habitat before your programme needs it, and fund its management for the long term.
