About the site
A large arable field on the north-eastern edge of Stubbington, with a tree-lined hedge along the road, thirteen large oaks in the northern half and part of Tips Copse, priority and ancient woodland, along the southern edge. The Solent and Southampton Water SAC, SPA and Ramsar site is about 240 metres to the west, and the field is within five kilometres of the Portsmouth Harbour brent goose roost.
The field now does three jobs. The core of the field is a perennial rye-grass sward for wintering brent geese under the Solent Waders and Brent Goose Strategy: open, with clear sight lines and seasonal wet ground, which is what the geese look for, and fenced against the dog walking that kept them away. It is also a secondary support area for lapwing and snipe. The land around it is being turned into neutral grassland meadow, mixed scrub and a traditional orchard for biodiversity units. Taking the land out of arable production generates nitrogen credits for the Solent. The copse and the oaks are kept.
The biodiversity bank is secured by a conservation covenant with RSK Biocensus as the Responsible Body. The goose and nutrient mitigation is secured in perpetuity, funded by an endowment, and monitored and reported to Natural England and Fareham Borough Council.

How this site is secured
What your authority will examine
Who owns the land, what binds it, and who is responsible if the habitat fails.
Here
We own the land freehold and a conservation covenant or planning obligation protects it permanently, with condition independently monitored throughout. The biodiversity bank is secured by a conservation covenant with RSK Biocensus as the Responsible Body.
Who stands behind the obligation
- The land
- We own the land freehold, with no lease and no third-party landowner.
- The covenant
- A conservation covenant or planning obligation protecting each site in perpetuity, registered against the title.
- Responsible Body
- An independent Responsible Body or the local authority can step in if we ever fail to deliver.
- The endowment
- Long-term management is funded by an endowment set aside at allocation.
- Financial strength
- We have £56.5m of capital for land and habitat, and are rated Very Low Risk with an international credit score of A. That capital lets us buy land and create habitat before your programme needs it, and fund its management for the long term.
